Multi-family building with 24 dwellings, 3 commercial premises and parking spaces in the basement, located on the corner of Valencia street with Rogent street in Barcelona. It is a building between side walls with a ground floor, 4 upper floors and 3 basement floors with a total constructed area of 4,755m2.

All flats have cross ventilation between the façade facing the street or the interior façade of the block and the façade facing the courtyard.

It has 2 lobbies and vertical communication cores. The lobby of the staircase called A, gives access to 4 dwellings per floor (total 16 dwellings) while the staircase B gives access to 2 dwellings per floor (total 8 dwellings). 

The building is NZEB (Near Zero Energy Building) with AA energy rating.

The project comprises two different plots that have been previously demolished from their respective buildings. On the first plot, located on the corner, there was a residential building between party walls from the early 20th century with a ground floor and 3 upper floors, and on the second plot, located on Valencia street, there was a ground-floor warehouse made up of two bays.

As a consequence of the commitments acquired by the promoter with the Barcelona City Council, the new residential building restores the façade of the original residential building on the corner. 

The composition of the new façade of the building identifies and values the restored original building, intervening in the rest of the façades with a compositional language and rhythm resulting from the reinterpretation inherent to the pre-existence. In addition, in reference to the length of the façade of the adjoining buildings, this distinction between the initial building and the new intervention is adjusted to the urban scale of the neighborhood.
